Construction is going full steam ahead at Harmony, with the majority of works along Claymore Road and the Red Cedar Street/ University Way intersection scheduled for completion this month.
Harmony’s main entry road, Peter Crosby Way, is also on track to open in June. Construction is also progressing on Harmony Display World with builders busy constructing slabs for 43 display homes this month.
The following activities are planned for May along Claymore Road:
Kerb and median island construction
Installation of street light poles and traffic signals
Sealing and asphalting (Claymore Road widening and University Way)
There will be a stop/ go system in place where road widening works are occurring on Claymore Road at the intersections of Bainbridge Circuit, Albany Street, Fitzwilliam Drive, University Way and Red Cedar Street. This will occur intermittently to allow for the installation of street light poles and traffic signals.
Once the roads are sealed with asphalt, southbound traffic from Claymore Road will be diverted onto the newly constructed lanes of University Way to allow roadworks to be completed within the work zone of University Way.
Northbound traffic on University Way leading into Claymore Road will continue to use the left hand lanes.
The Red Cedar Street/ University Way intersection will continue to use the guided traffic diversions in place while median islands are being constructed.
There may be a road closure along University Way intermittently throughout May during work hours only. This will not be a permanent road closure. Buses will be accepted and escorted through the closure.

Following a lot of conjecture in the community about what is happening in relation to traffic & parking at Chancellor State Primary School (in Scholars Dr, Sippy Downs) and the overflow parking issues that plague the local community at pick up times for students, we arranged an interview with (Councillor) Cr Christian Dickson to see where he is at in delivering much needed solutions.
We urge all members of the community who may be affected by parking and traffic problems to watch this interview to ensure you are up to date with the current progress and fully aware of potential issues and possible action that may need to be taken to deliver real solutions.
As discussed in the interview we will present a progress update in a few weeks.
Works at Harmony are well underway for 2017, and AVID Property Group will provide regular construction updates throughout the year to help to keep Sippy Downs residents and community well informed.
Over the next 4 weeks detours/partial lane closures will be in place on Claymore Road, Albany Street, Red Cedar Street and University Way as part of the following works:
Intersection upgrade works on the corner of Red Cedar Street and University Way
Intersection upgrade works on the corner of Albany Street and Claymore Road
Relocation of Energex electricity pole at the intersection of Albany Street and Claymore Road
Relocation of Energex electrical pole along Claymore Road (adjacent to Fitzwilliam Drive)
With the school holidays coming to a close, please allow extra travel time to ensure you reach your destination safely and on-time.
Minor clearing works along Claymore Road are also underway and are scheduled for completion at the end of January. These will be contained within Sunshine Coast Council’s road or drainage reserves and will not impact the Mooloolah River National Park or adjoining residential properties.
AVID has recently completed the construction of a temporary haul road and intersection upgrades at Pignata Rd (adjacent the Bruce Highway) which will provide the main access to Harmony until the completion of Peter Crosby Way. The temporary access road has reduced the amount of construction vehicles required to access the site along Claymore Road, and will also provide access for builders during the construction of Harmony Display World.
Internal earthworks for Harmony’s preliminary 170 lots are nearing completion with internal civil construction works now underway.
Bridge construction across the open channel and Sippy Creek crossing is well underway with the first bridge decks delivered to site and placed in position on 12 January. All of the bridge decks are anticipated to be delivered to site by 10 February 2017.
Construction of billboards along the Bruce Highway are scheduled to commence at the end of January with completion expected mid-February 2017.

Works are currently underway on Palmview’s main entry road, Peter Crosby Way.
Over the next 3.5 weeks detours will be in place on University Way to undertake intersection upgrade works on the corner of University Way and Red Cedar Street. Impacted residents were advised via letterbox drop on 17 November.
Minor clearing works along Claymore Road are also underway and will be contained within Sunshine Coast Council’s road or drainage reserves. These works will not impact the Mooloolah River National Park or adjoining residential properties.
To further minimise impact on local residents, AVID is constructing a temporary haul road to access the Harmony from Pignata Rd adjacent the Bruce Highway.
This road aims to minimise construction traffic movement through Sippy Downs, particularly on Claymore Road and University Way, and will act as Harmony’s main construction access point for the delivery of site materials. Works on this road will be finalised within the next few weeks.
Internal earthworks for Harmony’s preliminary 170 lots, which includes the Display Village, have commenced, with internal civil construction works scheduled to commence next month.
Construction of billboards are also underway along the Bruce Highway to assist in the promotion of builder partner house and land packages.
Current road closures/detours:
– Eastbound lane closure of University Way between Rollins Street and Red Cedar Street
– Stop/Go Traffic Controllers on Claymore Road to assist with shoulder works
AVID Property Group will provide regular construction updates to keep residents up-to-date with construction activity. We thank you for your patience and understanding during this time and apologise for any inconvenience caused during construction.
